Definition: (law) The increased value of an estate or a property because of improvements beyond mere repairs.

1. It will be considered as purposeful and necessary to go beyond a simple touch-up. That is, what is responsible for an increase in value cannot be questioned and subsequently annulled by a court.

2. Improvements will be specific and identifiable - distinct from the routine or normal, or scheduled repairs to an estate or a property.

3. Added value or worth will be measurable and assessable. That is, there will be transparency in or a justification of figures presented.

4. The refurbishment, or reconstruction, or redesign, or renovation would have been done by professionals; fair estimates, expenditures.

5. Increase will be useful, especially if the asset is in the market. That is, a benefit will be obtained as a result of improvements made, whether estate or property is occupied or not at time of valuation.
